Agreeing to these terms
These terms cover your use of this website and any work you hire Key West Concrete Company to do. By using the site, asking for an estimate or booking a job with us, you agree to them. If you don't agree, please don't use the site or book work through it.
You can find out more about who we are on our about page, or head back to the home page to see the work we do as a concrete contractor in Key West, FL.
What we do
We build and repair concrete for homes and properties, including driveways, patios, sidewalks, steps, pool decks, garage floors, slabs, footings, retaining walls and decorative work. The pages on this site describe our services in general terms so you know what to expect, and they aren't a promise about any particular job.
The exact scope of your job is what's written in your estimate or contract. If something on this site differs from your written agreement, the written agreement wins.
Estimates and pricing
Estimates are free, given at your property, and there's no pressure to book. An estimate is our best figure based on what we can see and measure before the job starts, so it isn't a final price.
Some things only show up once the old slab is out and the ground is open, like soft or wet fill under it, buried roots, old footings or poor drainage. If we find something that changes the work or the cost, we'll stop, explain it and get your approval before we go ahead.
An estimate stays good for the time written on it. After that, material costs or site conditions may have changed, and we may need to update the price.
Scheduling, weather and cancellation
We set a start date with you once the job is booked, and we'll do our best to keep it. Concrete depends on the weather, so heavy rain, extreme heat, storms or a late material delivery can move the pour, because pouring in the wrong conditions leaves a weaker slab. When that happens, we'll tell you as soon as we know and give you a new date.
After the pour, the concrete needs time to cure, which is the wait while it hardens and gains strength before it can take foot traffic or a car. We'll tell you when it's safe to use, and any damage from using it sooner than we said isn't covered.
If you need to cancel or reschedule, please let us know as early as you can. If we've already ordered materials, set forms or done site work, you may be charged for that work and those materials, as your contract spells out.
Payment
Payment terms, including any deposit and when the balance is due, are written in your estimate or contract. Unless your contract says otherwise, the final balance is due when the work is done.
If a payment is late, we may pause work until the account is current. You're responsible for any reasonable costs we have to pay to collect an unpaid balance, to the extent Florida law allows.
Your part of the job
You agree to give us safe access to the work area and to tell us about anything we should know, such as buried pipes, sprinkler lines, septic parts, property lines or rules from your homeowners association. We aren't responsible for damage to underground items we weren't told about and couldn't reasonably see.
Some jobs need a permit or an inspection. Unless your contract says we'll handle it, getting any permit or approval your property needs is up to you, and we're glad to tell you what we know when we come out.
Warranty and what concrete can and can't do
Any warranty on your job is the one written in your contract. Our work comes with our satisfaction guarantee, which means if something we did isn't right, you tell us and we'll come back and look at it.
Concrete is a natural material, and small hairline cracks, slight color differences and minor surface changes are normal and aren't defects. We cut control joints, which are planned grooves that give the slab a place to crack in a straight line, but no contractor can promise a slab will never crack.
We don't warrant damage caused by things outside our control, such as ground settling below what we prepared, tree roots, flooding, storms, salt, harsh chemicals, heavy equipment the slab wasn't built for, or repairs and changes made by someone else. Beyond what's written in your contract, we make no other warranties, spoken or implied, to the extent Florida law allows.
Limits on our liability
We're fully licensed and insured, and we stand behind the work in your contract. To the extent Florida law allows, our total liability for any claim about a job is limited to the amount you paid us for that job.
We aren't liable for indirect or follow-on losses, like lost use of your property, lost income or costs from delays caused by weather, suppliers or other things we can't control. Nothing in these terms limits liability that Florida law doesn't allow us to limit.
This website
The information on this site is general and meant to help you understand the work, not to replace an on-site look at your property. We try to keep it accurate, but we don't promise it's complete or current, and you use it at your own risk.
The words, photos and design on this site belong to Key West Concrete Company. Please don't copy or reuse them without our written permission.
If there's a problem
If something goes wrong, call us first at (645) 300-7417 or use our contact page, because most problems get settled faster with a conversation and a visit to the site. We'll reply within 1 business day.
If we can't work it out between us, we both agree to try mediation in good faith before either of us goes to court, unless the claim belongs in small claims court.
Governing law
These terms and any work we do for you are governed by the laws of the State of Florida. Any legal action about these terms or our work will be brought in the Florida courts that cover the area where the work was done.
Changes to these terms
We may update these terms from time to time, and the newest version will always be on this page. Changes apply to use of the site and to jobs booked after the change, while a job already under contract keeps the terms in that contract.
If you have questions about these terms, reach us through the contact page.
