What goes into building a concrete patio in Key West?
Concrete patio construction in Key West means building a slab that rests right on the ground, so most of the work happens before the concrete truck shows up. We dig out the soft soil, pack the subgrade, the ground the slab sits on, and set forms to the shape you want. Your price moves with the patio's size and shape, how much old concrete or dirt has to go, how easy the spot is to reach and the finish you choose, and the schedule turns on the permit, any historic review and the weather around pour day. We handle the permit paperwork with the city's Building Department when your job needs one. We're based in Key West and work across the island and the cities around it, and because some addresses that read Key West fall under the county, we check which office covers yours first. The written scope that comes with your estimate gives you your own price.
How do you know your patio needs replacing?
Cracks that keep widening
Hairline cracks are normal, but cracks you can slip a coin into, or ones that grow every season, usually mean the ground under the slab is moving.
One side has sunk
If a corner or the edge by the house sits lower than the rest, the base under it has likely settled or was never packed well.
The top flakes and dusts
A surface that chips, flakes or leaves grit on your shoes usually means it was weak from the start, and foot traffic only makes it worse.
Edges that catch your feet
Raised lips between sections or broken edges along the yard catch toes and chair legs, and patches rarely hold once the slab underneath is failing.

Patio questions we hear in Key West
Here are answers to what Key West homeowners ask me before a patio pour. If your question isn't here, call (645) 300-7417 and ask.
What does a concrete patio cost in Florida?
A 4-inch concrete slab, installed with labor and materials, usually costs about $8 to $14 per square foot in Florida. That's a statewide range, not our price, and your patio's size, tear-out, access and finish decide where yours lands. Your written estimate spells out the scope and your own price.
When does Key West require a building permit for a patio?
Key West requires a building permit before any work valued over $1,000, counting materials and labor, at the building official's discretion. A new patio usually costs more than that, so plan on a permit, and you can read the city's permit requirements yourself.
Does a patio in Key West's Historic District need historic review?
Yes, exterior work in the Historic District needs a Certificate of Appropriateness, the historic sign-off, as part of the building permit application. The review looks at whether paving changes will alter the property's historic character, so we plan for that step before we set a pour date. Combined building and historic applications can be filed in person or online.
Will my new concrete patio crack like the old one did?
Concrete shrinks and usually cracks somewhere, so control joints, straight lines cut into the slab, give those cracks a planned place to form. I lay out the joint lines with you before we pour, so you know where they'll show. Where the patio meets the house, an isolation joint lets the slab and the wall move on their own.
Why does the ground under a concrete patio matter so much?
A slab sitting on poorly prepared ground is far more likely to fail, however much rebar, the steel bars set inside a slab, it has. That's why we dig out and pack the base instead of raking dirt level. If money's tight, cut the fancy finish, not the base, because you can't fix the ground once concrete covers it.
Can you pour a concrete patio in Key West's summer heat?
Yes, though industry hot-weather guidance says to place and finish concrete outside the hottest part of the day when possible. It also advises finishing without sprinkling water on the surface, then starting curing, the stretch when the slab is kept from drying too fast, right after finishing and keeping it up for at least 3 days.
How often does a concrete patio sealer need to be redone?
One ready-mix producer says topical sealers wear off, faster where people walk most, and should be reapplied every 1 to 3 years depending on the product, the weather and the wear. If you're planning a sealed or decorative patio, ask me about upkeep at the estimate.
Other work that pairs with a patio
- Service
Stamped concrete services
If you want your patio to look like stone, brick or tile, stamping presses a pattern and color into the slab while the concrete is still workable.

Concrete sidewalk building
When the patio needs a path to the gate, the driveway or a side door, a walk poured with the same care ties the yard together.

Concrete steps construction
If your patio sits below a back door or a raised deck, concrete steps give you a solid way down instead of a wobbly wooden stair.
