Concrete driveway building in Key West FL - a driveway poured to keep its strength
Driveway cracked, sinking or holding water? We tear it out, build a firm base and pour a new slab timed around the heat.
A new driveway is mostly work you won't see, the digging, the packed base, the forms, the steel, before the concrete truck ever arrives. I check each of those myself, and we time the pour around heat and wind so the slab cures strong.

What goes into a new concrete driveway in Key West?
Concrete driveway building in Key West means clearing the old driveway, digging down to a firm subgrade, the ground the slab sits on, and packing a base before we set forms and steel and pour the new slab. After the pour, the concrete has to be kept from drying out while it cures, because how it's placed and cured shapes how the driveway turns out. Your price moves with the size, how much old concrete comes out, how much base work the ground needs and the finish you pick. The schedule turns first on paperwork, since we handle the permit with the city when a job calls for one and plan for historic review in the Historic District, and then on a day with weather fit to pour. I measure on site and you get a written scope with the price, so you're planning from your own numbers.
How do you know your driveway needs replacing?
Cracks that keep growing
Fine surface lines happen, but cracks that widen, branch out or leave one side higher than the other usually mean the base under them has moved.
Sinking or uneven sections
When a panel drops below its neighbor or the driveway dips where you park, the base underneath was usually raked level instead of dug out and packed.
Water pooling toward the house
Puddles that sit after rain, or water that runs back at your garage or front door, tell us the slab was never sloped to drain away.
Chipping or dusty surface
A top that chips, flakes or leaves grit on your shoes often goes back to a pour in midday heat, which leaves a weak, dusty surface.

Driveway questions we hear in Key West
Here are straight answers to what homeowners ask before a driveway pour. If yours isn't here, call (645) 300-7417 and ask me directly.
What does a concrete driveway cost in Florida?
A standard 4-inch residential concrete slab in Florida, with materials, labor and a basic broom finish, usually costs about $8 to $14 per square foot. A Key West driveway can come in differently once tear-out, base work, steel or a stamped finish are added, so I measure on site and give you a written scope with the price.
What permits apply to a driveway job in Key West?
The City of Key West Building Department issues permits, and the city requires one for work over $1,000 in materials and labor, at the building official's discretion. In a flood hazard area any development needs a permit, grading and fill included, and in the Historic District exterior work also needs a Certificate of Appropriateness. We handle that paperwork when a job calls for one.
Does Key West limit how much of my lot a driveway can cover?
Yes, the city counts pavement as impervious surface, cover that water can't soak through, and limits how much of your land it can take up. Work that affects the street, the sidewalk or a parking space also needs a right-of-way permit from the city's Parking Department, and a dumpster set in the street needs its own application there.
When do you pour a concrete driveway in Key West heat?
We pour when the weather is on our side, which can mean early morning or even night. Hot-weather guidance calls for stricter care on a sunny, windy day than on a calm, humid one at the same temperature, so I watch the wind and sun as much as the thermometer before setting a start time.
Is pervious concrete as strong as regular concrete for a driveway?
No, pervious concrete has lower compressive strength, its resistance to crushing, than conventional concrete. It has open pores so water passes through, but it leaves out the fine material and its stones bond more weakly. Conventional concrete gives you the stronger driveway, so choosing pervious means accepting less strength.
Will my new concrete driveway crack like the old one?
Concrete can crack, so we cut control joints, shallow grooves that give the slab a planned place to crack, and get them in on time so cracks don't land where nobody chose. Adding water to the mix on a hot day can weaken the concrete, which is why we keep it out and build on a packed base.
How do I check a concrete contractor's license in Key West?
The city requires state-certified or registered contractors to file copies of their Florida license, liability insurance and workers' comp coverage or exemption. Monroe County keeps a list of registered contractors that shows one as active only while those dates and the business tax are current, so look us up there before you sign.
