Decorative concrete in Key West FL - a new finish on the slab you already have
Worn, stained or plain concrete you're tired of looking at can get a fresh decorative surface bonded tight to the slab underneath.
A decorative overlay is a thin topping bonded over your existing slab, so it changes the surface without tearing anything out. I check whether your slab can carry one, and most of our time goes into prepping the surface so the new layer stays put.

Can my old concrete get a decorative finish?
Decorative concrete in Key West usually means an overlay, a thin cement-based topping bonded over the slab you already have to renew worn concrete or give it new color and pattern. It isn't a new slab, so it only works when the one underneath is sound, and I'll tell you straight if yours needs replacing instead. The price moves mostly with the size of the area, how much prep the old surface needs and the finish you pick, and the schedule turns on that prep, the weather and any city paperwork that has to clear first. Your written estimate lays out the scope and the price for your slab.
How do you know your slab needs a new finish?
Worn, gritty top layer
Years of foot traffic and hosing wear the top down until it feels gritty and looks patchy. If the slab under it is solid, an overlay puts a fresh top on it.
Stains that won't scrub out
Rust, oil and old paint marks soak into bare concrete and stay there. A colored or patterned overlay covers them so you're not scrubbing every season.
Old coating peeling or fading
Paint or an old sealer lifting in patches leaves the slab looking worse than bare concrete. That old coating comes off during prep before anything new goes on.
Plain gray that doesn't fit
Sometimes the slab is fine but looks out of place next to a redone house or yard. A decorative finish gives it color and pattern without a new pour.

Decorative concrete questions we hear
Here are plain answers to what Key West homeowners ask us about overlays. If yours isn't here, call (645) 300-7417 and ask.
Can an overlay go over my cracked or sunken concrete in Key West?
Not always. Resurfacing usually isn't a good fit for concrete with large cracks, a lot of flaking or chipping, or bad settling, so a badly damaged slab may need replacing instead. I look at yours first and tell you which way it goes before you spend anything.
Will a decorative concrete overlay be slippery when it's wet?
It can be, because slip resistance on an overlay comes down mostly to the sealer. For pool decks, outdoor showers and other wet spots, ask about a non-slip additive before you pick a finish, and we'll go over the options with you at the estimate.
Do I need a permit for decorative concrete in Key West?
You may, because the City of Key West requires a building permit before any work worth more than $1,000 in materials and labor, at the building official's discretion. We handle the permit paperwork with the city's Building Department when a job calls for one, and since some Key West addresses fall under the county, we check which office covers yours first.
Does decorative concrete in the Key West Historic District need extra approval?
Exterior work in the Historic District needs a Certificate of Appropriateness from the city as part of the building permit application. That review becomes part of your timeline, so tell us at the estimate if your property sits in the district.
How often does the sealer on decorative concrete need redoing?
One maker advises reapplying a good sealer every few years on both indoor and outdoor surfaces. Plan on it as routine care for the finish, the way you'd repaint trim, and we'll talk through what to watch for at the walk-through.
How do I check a concrete contractor's license in Key West?
Ask to see their competency card, because the city requires every specialty contractor to carry one showing they passed their trade's testing. Monroe County also keeps a list of registered contractors whose business tax, license, liability and workers' comp dates are current, and you can look anyone up there before you hire.
What drives the cost of decorative concrete in Key West?
The size of the area, the prep the old slab needs and the finish you choose drive most of it, and stamped patterns take more labor than a plain colored top. If the budget's tight, I'd rather simplify the pattern than cut the prep, because the prep is what keeps the new layer bonded.
