What does a new foundation in Key West involve?
Foundation installation in Key West is building the concrete your house rests on, from what goes in the ground to the beams and walls the floor sits on, and getting it designed, approved and inspected along the way. The island sits between the Gulf of Mexico and the Atlantic Ocean, so coastal flooding and storm surge shape what your foundation looks like and how high your floor ends up. The price moves with the foundation type, the size of the house, how much fill or grading the lot needs and how much steel and concrete the plans call for. The schedule depends mostly on design and city approvals, not on the days of concrete work. Your estimate comes with a written scope and the price for your lot.
When does a Key West home need a new foundation?
You're ready to build new
You've bought a lot or cleared an old house and your plans are underway, so the foundation is the first thing that has to get built.
Water reaches the house
Storm surge or high water comes up to your walls or under the floor, which usually means the house sits lower than it should for its spot.
Cracks and sinking floors
Wide cracks run across the floor or up the walls and doors start to stick, which can mean the foundation needs rebuilding instead of patching.
A big addition or remodel
You're adding rooms or redoing most of the house, and the old foundation may not have been built to carry that much more weight.

Foundation questions we hear in Key West
Here are the questions Key West owners ask most before a foundation job. If yours isn't here, call (645) 300-7417 and ask me.
Which foundation type is best for a lot in a Key West flood zone?
FEMA guidance recommends piles for lots in a V Zone or a Coastal A Zone, because an open foundation leaves very little in the way of moving floodwater. Check which zone your parcel is in on the city's Flood Insurance Rate Map, and we'll plan the foundation around it.
How high does the first floor have to be in Key West?
The city requires the first living floor of new construction and major renovations to sit at least 1.5 feet above FEMA's minimum base flood level. A major renovation is one that costs 50% or more of the existing building's value, and contributing structures in the Historic District are excepted, so we confirm where your house falls first.
Do I need a design certificate before building a foundation in Key West?
Yes, if your parcel is in a V Zone on the city's flood map, new construction and substantial improvement or damage work need a V Zone design certificate before the first building permit. It covers the structural design and the building methods, so design comes first in your schedule.
Do I need a permit for foundation work in Key West?
Yes, in most cases, because the City of Key West Building Department requires a permit before work valued over $1,000, counting materials and labor, at the building official's discretion. Any development in a flood hazard area needs a permit too, including filling and grading. We handle the permit paperwork with the city when a job calls for one.
Does foundation work in the Key West Historic District need extra approval?
Yes, exterior work in the Historic District needs a Certificate of Appropriateness as part of the building permit application. That review is its own step, so we plan for it in the schedule from the start instead of waiting on it later.
Is every Key West mailing address inside the city limits?
Not always. Key Haven, Rockland Key and the south side of Stock Island can have a Key West mailing address but sit outside the city, and owners there are referred to Monroe County Floodplain Management. We work across the island and the cities around it, so we check which office covers your address first.
When does the city inspect a new foundation in Key West?
The city inspects a foundation once the trenches are dug and the forms are up, so plan on a pause at that point in the job. We build to the plans, stop there for the inspector, and the concrete comes after.
Will a new concrete foundation crack like my old slab did?
It shouldn't, because most bad cracking traces back to a base that was only raked level, or to control joints, the cuts that give concrete a planned place to crack, done late or skipped. We put our time into the base, the steel and the joints first, because none of it can be fixed once the house is on top.
Other concrete work we do
- Service
Concrete footings
Footings are what a wall, column or addition sits on, so you need them when the plans call for new footers without a full new foundation.

Concrete parking lot building
When a raised house leaves open ground underneath or beside it, a poured parking area gives cars a hard surface sloped to shed water.

Slab foundation building
If your flood zone allows a house close to the ground, a slab foundation puts the floor right on a packed base at ground level.
