Concrete work across Key West
Most of our calls on the island come from homeowners and property owners planning a driveway, a patio, a walk, a garage floor or foundation work. We work on older houses in Old Town and newer ones elsewhere in Key West, and many of them sit close to their neighbors on tight lots.
A tight lot shapes the job before the first form goes in. There's usually little room to stage materials. The new slab has to meet a house, a fence or a walk that's already there, and water has to run away from the house instead of toward it or a neighbor. That's why I lay out the job carefully and check the grade twice before we dig out and pack the base.
Concrete services for Key West homes
Homes here call us most for driveways, patios and walks, then garage floors, pool decks and work on foundations and footings. A new concrete driveway often starts with tearing out an old one that sank or cracked, and patios and walks on tight lots often need steps or a short retaining wall.

What city rules mean for your concrete job
We first check which office covers your address, because city limits take in the whole island and the part of Stock Island north of U.S. 1, and some addresses that read Key West fall under the county. Anyone doing business inside the city needs a City of Key West Business Tax Receipt, the local business license, and most contractors need a State of Florida license too, so ask whoever you hire for both.
The price moves with the size of the slab, how much old concrete comes out, how much base we have to dig out and pack, and the finish you pick. The schedule turns on the permit, on the curing wait before you use the slab and, in the Historic District, on the historic review, which we plan for before we set a date. Your written estimate shows the figure for your job.
We measure your job in person, give you the scope in writing, and put our most careful work into the base, steel and joints underneath.

Concrete questions from Key West homeowners
These are the questions people on the island ask us most. If yours isn't here, call (645) 300-7417 and we'll talk it through.
Do I need a permit for a concrete driveway or patio in Key West?
Usually, yes. The city requires a building permit for work valued over $1,000, with materials and labor counted together, though the building official has the final say. Structural work needs a permit at any cost, and the small-job exemption covers only non-structural work that's all interior, so a driveway or patio doesn't qualify. We handle that paperwork with the city's Building Department.
Does a driveway or patio in the Key West Historic District need approval?
Yes. The city requires approval from the Historic Architectural Review Commission, HARC, for all exterior work in the Historic District, whether or not a building permit is needed. When a permit is needed, HARC approves first, and the city takes one combined application for both through its Historic Preservation Division.
Can a renovation in Key West require raising my home?
It can. Under the city's floodplain guidance, once renovations over the past year add up to a set share of the building's value, not counting the land, the house typically has to be raised to current height standards above flood levels. Raising a house also needs review by HARC. Read the city's substantial improvement guidance before you plan foundation work.
Will my new concrete driveway crack like the old one did?
Concrete can still crack, so we plan for it. Control joints are cut lines that give the slab a straight place to crack, and rebar is steel inside that holds the pieces together. Old slabs that sink usually sat on a base that was only raked level, so we dig out and pack the subgrade, the ground the slab sits on.
How long before I can drive on a new concrete driveway?
You can walk on new concrete well before you can drive on it. It keeps gaining strength while it cures, and curing is the wait before it's ready to carry weight. We go over the waiting time for your slab at the estimate, because a car parked on it too early can mark or weaken it.
How do I check that a Key West concrete contractor is licensed?
Ask for their City of Key West Business Tax Receipt, which anyone doing business in city limits needs, and their State of Florida license, which most contractors need as well. The city recognizes state certified, state registered and specialty licenses, and a certified contractor has passed a state exam first. We're fully licensed and insured.
Should I spend more on the base or the finish of a concrete patio?
Spend it on the base. The base decides whether the slab stays put, and once the concrete is poured nobody can fix it without tearing the slab out. A broom finish, a lightly brushed texture that gives your feet grip, costs less than stamped work and still looks clean and square.
